It is strongly encouraged that all guests purchase Travel Protection Insurance. The Islander does not give refunds for sickness, man-made and/or technological disasters.
The person making the reservation must be 25 years or older and must occupy the unit during the entire length of the reservation.
Maximum occupancy is 6.
Minimum stay is 5 nights over the 4th of July.
We reserve the right to cancel a reservation or change a unit to an equivalent unit because of availability, computer pricing error or unit owner request.
We look forward to having you stay at the new Islander destination where the beach service is free for our renters.
WAIVER OF LIABILITY
This Agreement waives the liability of The Islander Owners Association, Inc. (“Association”) and the Unit Owner(s) on whose behalf the Unit is being rented for the undersigned to occupy and use all available facilities, including but not limited to units, common elements, and limited common elements at the Islander subject to any conditions imposed by the Association. All such occupancy and use of the facilities shall be referred to as the “Activity”. By using the unit, you agree to these additional rental policies.
Tenant agrees to assume all of the foregoing risks and accept sole responsibility for any injury to itself, members of its party, and guests, including, but not limited to personal injury, disability, death, illness, damage, loss, claims, liability, or expense of any kind that Tenant and any member of its party and guests may experience or incur in connection with their use of the community’s amenities or the leased property.
This Agreement constitutes a contract between the person listed on the reservation and The Islander HOA as Agent to rent the dwelling specified on confirmation. In signing this agreement, the guest does promise to abide with all rules and regulations in the Guest Rental Agreement.

IMPORTANT INFORMATION TO KNOW

- You are agreeing for The Islander to charge the remaining balance on your reservation to your credit card 30 days prior to your arrival.
- Please notify the front desk of any maintenance or housekeeping issue within 24 hours of arrival.
Reservations:
A valid credit card is required to maintain the reservation and integrity of the unit. By initialing this agreement, you waive your right to dispute charges made to your credit card regarding this policy. No unit is completely guaranteed indefinitely as the Islander reserves the right to change units or cancel under warranted circumstances such as unit being sold by owner, canceling participation in rental program, hurricane and damage to unit that makes it unrentable during your stay. Non-billing stipulations include: (a) damage to the property including theft (b) violations of the rental agreement (No Smoking, No Pets) (c) rental is not left in orderly condition with all personal property, towels and linens that came with the unit left within the unit.
Check-in:
The front desk is open 7:00 a.m. to 11:00 p.m. Central Time (Destin Time) for your convenience. Check-in time is after 4 p.m. Due to our high standards of cleanliness, not all units may be ready for check-in promptly at 4 p.m. (Initial: X ). We ask for your patience and recommend you have alternate plans in the event your unit is not ready at 4 p.m. You are welcome to use the pools or go to the beach while you wait. If a guest other than the person listed on the reservation intends to arrive first, please make sure the proper plans have been made and the front desk has been notified.
Checkout:
Check out time is 10 a.m. A late checkout fee of $100 may be charged to the credit card on file for every hour later than 10 a.m. If you have not vacated the unit by 2:00 p.m., a full day’s rent will be assessed. Upon your departure, we ask that you remove sheets and pillowcases from beds, run your dishwasher, and take out any garbage. The unit keys must be returned to the front desk on departure. A $10 fee plus tax per key will be assessed for any keys not returned. The Front Gate remote is $50 + tax if not returned. Lost safe keys are $150 plus tax. A $100 fee will be assessed if garbage is not removed from the unit at the time of departure.
Late Night Arrivals:
If you are arriving after 11:00 p.m., please notify the front desk. We will send you a code to get into the arrival box across from the front desk and there will be an arrival packet with all the information you need in the box. If there is a problem, please call the number that is located on the front desk with the person who is on call for that night.
Rates:
Rates are subject to change without notice. All reservations are subject to a $150 cleaning fee ($175 cleaning fee for reservations 28 days or more), $50 damage waiver, and a resort fee of $19.00 per day and Florida’s current sales tax of 13%. While we try to keep the unit you have booked, there may be occasions where the unit is not available, so a comparable unit will be allocated. Units are never guaranteed.
Individual Properties:
All properties are privately owned. The Islander reserves the right to change properties for any reason. Should an owner of any property elect to remove their property from our rental program, the guest shall not hold The Islander liable.

Age Requirement:
The person making the reservation must be 25 years or older and must occupy the unit during the entire length of the reservation. The Islander is a family-friendly condominium and we do not rent to guests under the age of 25 without a parent or guardian present (ID required). Any reservation made under false pretenses will be subject to forfeiture of reservation payment and will not be allowed to check in. If there is not a person over the age of 25 staying in the unit at all times, the guest will be evicted and no refund will be given.

Payment Policy:
Deposit:
A $400.00 advance rental deposit is required at the time of making your reservation payable with Visa, MasterCard or Discover. If you elect to purchase trip insurance, that cost is due the day it is added to the reservation. Damages to property will be charged to this credit card account.
Final Payment:
Final payment of the remaining balance for your reservation is automatically charged to the credit card on file at 12:00 p.m. Central Time (Destin time), 30 days prior to your arrival date. Unless notified otherwise, the credit card you provided for your deposit will be charged the remaining final payment balance as authorized per your reservation deposit confirmation. Final payment may be made via MasterCard, Visa, or Discover cards only. Refunds will not be given after the final payment is made. If final payment is not received by the Islander on or before 12:00 p.m. Central Time (Destin time) on the due date stated above, the reservation will be canceled, and your deposit will be forfeited. If the card on file denies payment or is invalid, the reservation will be canceled, and the deposit will not be refunded. (Initial: X )

Changes to Reservation:
Changes made to your reservation more than 30 days prior to arrival may be subject to a $50 change fee charged for each change made to the reservation and charged to the credit card you provided at deposit. If you upgrade to a more expensive unit, season, or length of stay, this fee may be waived at Management’s discretion.
***Changes to your reservation, other than extending your stay, are not permitted less than 30 days prior to your arrival start date. *** Cancellations made within 24 hours of making the initial reservation will be fully refunded.
Travel Protection Insurance:
The insurance premium is 6.95% of your total reservation amount and can be added at the time of booking. Travel Protection Insurance cannot be canceled after a reservation is made. Contact the travel insurance company to file a claim. It is strongly recommended to get travel insurance in case of sickness, accidents, man-made and/or technological disasters.
Hurricanes/Tropical Storms:
No refunds will be made due to hurricanes or tropical storms. In the event of mandatory evacuations, refunds will be given to those on property who choose to leave. Refunds for possible hurricanes or tropical evacuations are only given through Travel Protection Insurance.
Damages:
An active credit card is required to be held on file in the event of property damage. Additionally, a vacation rental damage protection fee (Damage Waiver Fee) is charged on every reservation. This is a $50 non-refundable, non-negotiable fee that will cover the unit up to $1,000 worth of accidental damage. Accidental damage MUST be reported and disclosed to management prior to check-out to be considered accidental. Missing or lost items are not considered accidental damage and will be charged to the credit card on file for the replacement cost. Intentional damage of any amount is not covered under the Damage Waiver Fee and will result in the credit card on file being charged for the full amount of damages at replacement cost. Any accidental damage exceeding $1,000 will be charged to the credit card on file. Any damage noticed upon arrival must be reported immediately to the front desk. By making a reservation with The Islander Rental Company you hereby waive your right to dispute any charges that are made to your credit card regarding the terms of this policy or violation thereof.
Housekeeping/Linen:
The total cost of the reservation includes housekeeping service upon departure. An initial supply of toilet paper, bar soap, paper towels, dishwashing detergent and garbage bags are provided. Please note that this is only a startup kit, and you will need to replenish your own supplies during your vacation.
There will be 4 beach towels provided in each unit. If more beach towels are needed during your vacation, you will need to provide them. The Islander can provide additional maid service at the guest’s request for $105 fee + tax per cleaning. The Islander provides periodic complimentary linen exchange. Linen exchange days and times will be posted. Please note if you have any housekeeping issues, please contact the front desk within 24 hours of your arrival, and we will send housekeepers back for all legitimate issues. No refunds or rate adjustments will be given for housekeeping. Upon check out if your residence requires additional cleaning beyond routine departure housekeeping services, you may be subject to additional charges ranging from $50 – $300. Towels, sheets, blankets or furniture may not be removed from the individual unit. Beach towels may be taken to the beach or pool areas. We keep a strict inventory of every towel, sheet, mattress pad, etc. Do not take them or ruin them with makeup or stains or you will be charged for replacement.
It is vital that (1) All trash is removed (2) Dishwasher has been started (3) Bed linens and towels are removed (4) Keys are returned to front desk (5) Check-out by 10:00 A.M. Failure to do any or all of these will result in a charge of up to $100. There are additional trash bags and dishwasher soap available at the front desk.
Parking:
Each unit is allowed 2 parking spaces.
Each vehicle will need to visibly display their parking pass in the front windshield. Vehicles without valid passes are subject to towing. Boats, jet skis, trailers, etc. must be parked by the tennis courts on the north side of the lot and registered at the front desk. Should parking become limited, guest vehicles will take priority over recreational vehicles (boats, RVs, etc.). Please be aware that during extreme weather, cars should be parked around the edges on higher ground as the parking lot is prone to flooding. The Islander will not be held responsible for flood-damaged vehicles.
Pets:
Pets are not allowed at The Islander. A valid ESA letter from the pet owner’s medical doctor is required or the guest will be asked to leave property and forfeit any refunds on the remaining contract. Copies of these letters must be sent to the Islander prior to arrival. Please call 850-837-1000 to make sure we have received these letters when they are submitted. There is a $150 charge per day per pet discovered in the unit without certification, (Initial:X )
Laundry:
The Islander has a coin-operated laundry room located on the 2nd floor available to all of its guests.
Non-smoking:
All units at The Islander are non-smoking and non-vaping. Violating this policy will result in up to a $1,000 charge.
Gym:
You must be 18 to use our gym with no exceptions.
